Please note the following:

• The maximum Loan to Value (LTV) is usually only up to 70% however it is possible for customers with a strong balance sheet and good profitability to obtain a higher LTV.
Most lenders will not exceed 70% LTV and others will not exceed 50% LTV

• Lenders need to know that a mortgage can be supported even when interest rates are higher. Usually this is 'Stressed' up to 10% pa. So Accounts need to be robust.

• Lenders need to know that the management team for the business is of proven experience and of high quality.

• Businesses and Directors need to have a good credit record if we are to obtain the best rates for you.

• If you cannot prove your income or have bad credit, the cost is now very much higher than before.
Better rates are available for loans up to £400,000 and Loans to Value up to 70%, dependent on property type.
